Information on Namjari and Land Development Tax
Nomenclature or Mutation:
In case of change of ownership of land for legally recognized reasons, the process by which the ownership of the new owners is changed, the amount or part of the land, the number of spots etc.
Rectification of records by reflection in Khatian is called Namjari, land division, amalgamation of land, Kharij.
Registration/mutation should be done by applying to the Upazila Assistant Commissioner (Land) of the respective area.
What documents are required for registration?
01 copy of passport size attested photograph;
Photocopy/Certificate copy of SA Khatian;
Photocopy/Certificate copy of RS Khatian/field survey slip;
Photocopy of Kharij Khatian (if applicable);
Inheritance Certificate (issued within three months);
Photocopy/Certificate copy of original document;
Photocopy/Certificate copy of Baya/Pit document;
Filing of payment of land development tax (must be filed);
Chaudhdi Kalmi Naksha (where applicable);
Photocopy/certificate copy of court judgment/order/decree where applicable;
No rejection certificate will be provided without DCR.
What is the process of registering the new owner?
The Assistant Commissioner (Land) should apply in the form prescribed by the Government;
Required court fee and other fees to be submitted along with the application form;
The case number and when the case will be disposed of should be collected at the time of submission of the application form;
The tehsil office receives the investigation of the case file and prepares the nomination proposal;
Documents are sent to the Settlement Office in particular cases and opinions are taken;
Fixation of date for hearing and notice to petitioner/ whether or not motion for sanction is concerned
Notice is given to all parties;
Hearing is taken and judgment is pronounced or date of judgment is given in the presence of Assistant Commissioner (Lands);
The judgment of the case is recorded in the Registrar of Nomes;
A copy of the judgment is sent to the Union Land Office for rectification of records;
Upazila land office record or khatian correction and settlement office copy is sent for correction;
Cases or records of registered cases in the Upazila Land Office are preserved for up to 12 years;

B. It is noted here that 5.00 rupees can be deposited through court fee and remaining through FDCR. Along with the mutation, a copy of the certificate is issued by the office, called the mutation or Kharij Parcha. It is completely illegal and illegal to give or receive any money other than the above expenses for Namjari.
In how many days does the name change/mutation take place?
According to the Citizen Charter, the nomination shall be made within 45 (forty five) working days if there is any dispute regarding ownership.
There is no dispute and required documents are submitted along with the application.
Land Development Tax/Rent:
Land development tax is usually payable by the person or organization in whose name the land is registered. The area where the land is located
Land development tax has to be paid at the Union Land Office (Tehsil Office).
Why pay land development tax on time?
Land development tax is payable every year. Against the land owner for non-payment of land development tax for two consecutive years (under PDR Act).
Certificate will be the case. If you lose in this case, that is, if you do not pay the land development tax, you will lose the right to the land. If the land development tax is arrears, the land is auctioned.
Who do you complain to if you don't get the information/service?
The Assistant Commissioner (Lands) shall report/complain in writing if he/she is harassed for obtaining information/services at Union Land Office and Assistant Commissioner Land Office.
